Adjacent land uses
Overview
With the exception of the National Park to the east the site is surrounded by urban and suburban development. This is common for Universities, as even those deliberately located in rural settings inevitably act as magnets, whether intentionally or unintentionally, and draw development to them. In this case the rapidly growing Sunshine Coast simply accelerates the process.
The suburban development to the south and the schools to the west are mature and unlikely to change significantly to 2025, except to provide a much more developed canopy of trees and consequent habitat. The National Park to the east will change in very minor ways unless policy changes permit more intense and frequent human activity. It is to the north, in the developing urban centre, that the greatest changes will occur.
Future development
It is the intent of this Master Plan that the campus remains responsive to outside activity to the north in the developing Town Centre as long as possible. The wealth of shared opportunities that may be found within an urban development on the University's northern frontier are not necessarily going to be realised with the first buildings and tenants. Nevertheless, the University may have to act, and should be prepared to do so, if development opportunities arise that permit the institution to be more than a spectator.
