Campus development guidelines

General

The Master Plan provides two structuring principles that are applied consistently to all development plots: first, that the buildings fronting the Central Spine are relatively low compared to buildings further back; and second, buildings further back are not only given greater freedom in their height, but also in their orientation, in recognition of the fact that buildings fronting the Central Spine need to reinforce it, while buildings further back do not.

Campus buildings are located along the higher land to approximately the area bounded by the 11 metre contour. The area beyond the 10 metre contour is confirmed as subject to saturation and does not provide appropriate building conditions. The northern half of the remaining eastern zone of the site is allocated for sports facilities.

Grids and axis

General

This campus plan incorporates a series of grids and a primary axis. The initial element of the plan is the linear central open space, established at 55 metres between building faces but capable of modification in dimension where there is significant benefit to the campus as a whole. Along the length of this linear green place building sites are established about a transverse grid. Each grid is 75 metres apart and this entire width should be taken up by a building frontage to the central place. The building sites are punctuated by smaller grid increments of 6 metres to allow for continuous, but limited, access to the central space.

The grids provide for two tiers of buildings. The first, to a depth of 60 metres on the centrally fronting buildings, allows for larger and more significant buildings, for instance major faculties. The second, to a depth of 30 metres allows for more flexibility in the building planning to accommodate supportive or service uses.
